As the seasons change, so do the challenges we all face in our businesses.  With the changing of the leaves and the cool, crisp mornings, there is no denying that fall is here and winter is on the way.  Certainly Oklahoma winters bring more challenges to you, the hotelier, than many other business ventures.

Now is the time to get out that “winterizing checklist“ to make sure that everything is in order.  

One of the biggest hazards to your building(s) is the freezing hazard.  One of the largest sources of claims is freezing and the improper discharge of sprinkler systems.  Check to make sure that all exposed pipes in closets, stair wells, and attics are properly insulated or heated. 

If you have individual rooms, entire buildings or sections that are not being rented, make sure that they are winterized.   The water must be turned off and pipes drained, or proper heat must be maintained.  Your insurance will only protect you if proper steps have been taken to prevent freezing.

We at RCI Insurance know that in Oklahoma, and most of the country, during the winter season, we can see temperatures drop from shirtsleeve temps to sub-zero.  Even with insurance protection you don’t want to face the challenge of getting claims handled. 

In addition to the challenges you face with your buildings, the winter brings unique opportunities for slip and fall accidents and claims.  Ice, snow, and freezing rain all present hazards that you need to plan for and make sure your entire staff is aware of how to handle these hazards.  Who will take care of the parking lot?  Do you have a service arranged ahead of time?  What about the sidewalks and entrances?

Your guests look to you to provide a safe and pleasurable stay.  When you meet or exceed their expectations, you have gone a long way in making a loyal customer.  With the downturn in the economy and lower occupancy rates, you definitely want to keep your clients’ happy and coming back again and again.
